Compounding only happens if the principal is protected.
We invest in senior-secured, asset-backed credit where structural protections come first: seniority, over-collateralization, tight covenants, strict cash controls, and other contractual protections designed to protect principal when a borrower underperforms. Within that protected position, we may negotiate equity-linked participation that allows us to share in the upside when a borrower succeeds.
Our Approach
Our investment process is designed to put our principles into practice at every stage, from sourcing and underwriting to structuring and ongoing portfolio management.
Broad-based
Origination
We source opportunities through 174 long-standing origination relationships across financial institutions, capital partners, family offices, and the Unity ecosystem.
To minimize adverse selection, Unity directly sources deal flow through these relationships, private and off-market, rather than publicly tendering them.
Rigorous
Underwriting
We evaluate the borrower, but our analysis begins with the assets supporting the loan. We assess collateral quality and coverage, downside scenarios, repayment pathways, and legal and structural protections before committing capital.
Our underwriting process moves sequentially from screening and preliminary analysis through structuring, diligence, approval, and execution.
Active
Monitoring
Our work continues after an investment is made. The same team that underwrites a transaction manages it through maturity, monitoring collateral, borrower performance, covenant compliance, and cash flows.
When risks emerge, our objective is to identify them early and intervene while our structural protections still matter.
Temperament-led
Enforcement
Credit becomes most demanding when things do not go according to plan. Workouts require patience, objectivity, discipline, and often months of negotiation.
We pair that temperament with structural protections designed to preserve our position when circumstances deteriorate.
